Surface treatments cannot solve every problem below a slab. Movement, drainage issues and extensive deterioration may call for a different approach. An on-site review helps define realistic options without promising an invisible or permanent repair.
- Review of visible cracks and surface wear
- Localized replacement of damaged sections
- Resurfacing suitability assessment
- Planning for drainage and underlying issues
Common types of concrete damage
- Hairline cracks: often from shrinkage and usually cosmetic.
- Widening or offset cracks: can point to movement or a weak base.
- Settled or lifted slabs: often linked to drainage, erosion or roots.
- Scaling and spalling: surface flaking from freeze-thaw cycles, deicing salts or finishing problems.
Repair, resurface or replace
Crack sealing helps keep water out of minor cracks. Resurfacing can refresh a structurally sound slab with worn texture, but it will reflect cracks and movement underneath. When sections have sunk, broken into pieces or keep moving, removing and replacing them, with the cause addressed, is often the more lasting choice.
Fix the cause, not just the crack
Downspouts that empty against a slab, low spots that hold water and roots are frequent causes of damage. In Charlotte-area clay soils, water management around the concrete is often as important as the repair itself.
What to send with your inquiry
Share a close-up of the damage and a wider photo that shows the whole slab, plus how long the problem has been developing. This helps decide whether repair is realistic before a site visit. Planning a full replacement? See concrete driveways and concrete patios.
Planning your project.
Send close-up and wider photos, plus notes about when the damage appeared. Mention water pooling, changes over time and any previous repair work.
Concrete repair: common questions
Are cracks in concrete normal?
Some cracking is normal as concrete cures and moves. Cracks that widen, shift up and down or let water under the slab deserve a closer look.
Will a repair match my existing concrete?
Patches and new sections almost never match old concrete exactly. Resurfacing gives a more uniform look but depends on the slab being sound.
Can sunken concrete be raised?
Some settled slabs can be lifted, while others are better replaced. The cause of settling, slab condition and drainage determine the right approach.
